모기지 회사에서 이메일이 왔는데, 이번달 (8월) 중에 어느 특정 third party service provider 를 통해서 appeal 을 하자는 광고성 내용입니다.
Dispute 을 해서 재산세 감면의 효과가 있을때 일정금액을 수수료로 낸다고는 하는데, 자세한 수수료 규모나 또 다른 fee에 대한 내용은 이메일에 표시되지 않아서, 진행을 하면서 확인해야 하나 봅니다.
집값은 최근 몇년간 계속 떨어졌는데, 재산세가 어이없는 수준으로 오르기는 했습니다.
그 집값이 떨어졌다는게 간단하게Redfin 이나 Zillow 에서 표시되는 추이입니다.
이런상황에서 그 appeal 이라는게 과연 해볼만 한지요?

돈만 날릴 가능성이 농후합니다. 구매하실때 가격이 정말 터무니 없이 적었던게 아니었으면요…..만에하나 가격이 높게 나오시면 재산세 더 내야 하는거 아시죠?

It depends on where you live.
I found such a service when I moved to TX from CA.
They appeal your property tax as a proxy resentative to county property tax office. They charge you only when the appeal is accepted and the property tax is reduced.

For example, the property tax is initially appraised as $10,000.
They appeal it, and the tax is reduced to $9,000.
Then they charge you 30% – 50% of your saving. i.e., ($10,000 – $9,000) * 0.5 = $500 at most. You can save $500 in your pocket.
They fail, they do not charge.

They appeal to the appraised value, which is already decided by the county office. The tax does not increase when they appeal.
At least in TX, nothing to loose.

작년에 93만불에서 99만불에 인상 통보 받고 70년도 넘은 집인데 이건 아닌것 같아 인터넷에서 검색해서 괜찮아 보이는 업체에다 온라인으로 신청했는데 결과는 90만불로 조정되었습니다. 메일이나 짜라시로 관련 업체 광고 많이 받아보고 반신반의했는데 제 경우에는 실제로 효과가 있었습니다. 사는곳은 뉴욕 웨체스터입니다. 그래서 감면금액 50%를 수수료로 지불했습니다. 올해 또 90만불에서 93만불로 인상 통보 왔네요. 올해는 안하고 내년에 한번 더 해보려고 합니다.

Always appeal. It is a zero-sum game – if you don’t appeal someone else’s property tax will be reduced.

It is not difficult to file an appeal – if you have average intelligence, you can file it without help.
