I am final stage to sign the lease now for 1500sf space at a shopping center in Laguna Niduel. I have 4months for TI (tenant improvement). But upon my contractor who has been helping me for lease contract, and I trust telling me we are looking at 6 months of city approval and demolition/contruction (= floor plan approval 1month + full achitectual drowing 1month + plan check and recheck 1month + construction 3month.
I want to have this space. The landload have this type of medical office. I do not konw asking of this is worth to do. They already approve to change very old AC unit with their own coast.
I asked 5months for total.
