직장을 옮기게돼서 이사를 해야하는데, 맘에드는 새집입주가 12월정도입니다. 옮기는 직장까지는 왕복 100마일정도가돼는데, 너무 힘들어서 집을팔고 잠깐 아파트에 머물까? 고민중입니다. 근데 문제는 집을팔고 바로 안사면 세금을 많이 물게돼나요? 담달이면 만 2년이 돼긴하지만, 바로 집을 안 살경우 문제가 돼는 건가요?

If you lived in your old house for an aggregate of 2 years(meaning you can add up all the days you actually lived there if you lived there intermittently) out of past 5 years before the point you sell the house, up to $ 250,000 of capital gain(sales price minus purchase price minus all the maintenance expense and realtor fees etc) is tax-exempt. If you and your spouse lived there for the same period, up to $500,000 is tax-exempt. This is when the house is your primary residence, not your second home. Why don’t you sell and close the escrow after next month? Not buying another house immediately won’t cause you any tax.
