    저도 여기 집을 소유하고 있는 홈 오너로써 집을 이동네 소유하신분만 이글을 읽으시기 바랍니다. 그렇지 않은 사람들은 읽으면 화나는 이야기들이니까 말입니다. 그렇다고 글 읽을 자유를 박탈할 권리또한 저한테 없는것이고…

    어쨌든 아파트 사시는 분들 화나도 어쩔수 없습니다. 제가 어떻게 도와드릴 수 있는 일은 없거든요. 그렇다고 홈오너들끼리 즐거움을 공유할 제 권리도 포기하고 싶지는 않고… 괜히 이글 일고 시비걸지 마시길 바랍니다. 하긴 아파트 사시는 분들은 참을수 없겠지만요. 누구 책임이겠습니까 ? 다들 본인들의 책임이지….

    Another housing sales record

    PRICES RISE 18% IN A YEAR.

    Heard this one before? The median price of the houses sold in Santa Clara County last month rose to yet another new record.

    This time it’s $665,000.

    That figure for March 2005 is up nearly 18 percent from March 2004, and up 5 percent from February 2005, according to DataQuick Information Systems, which compiled the data from public records.

    Spurred by rising mortgage interest rates, many would-be home buyers have been trying to make a purchase before rates climb any further, real estate agents say. In turn, strong demand over the past couple of months has pushed prices higher.

    There’s a hint of relief in sight for buyers, however, said Gary Shapiro of ReMax Real Estate Services in Cupertino.

    More than 1,900 houses and condos were listed for sale this week in Santa Clara County, up from fewer than 1,400 at the beginning of March. The increase is typical for this time of year, and it should help the market “calm back down again,” Shapiro said.

    “We think the craze is coming to an end,” he said.

    Prices won’t necessarily fall, Shapiro added, but at least buyers have more homes to choose from, and it’s less likely that bidding wars will keep pushing prices ever upward.

    That’s good news for potential buyers. The median price jumped from $632,000 in February to $665,000 in March, a 5.2 percent increase. Since DataQuick began keeping records in 1988, the only time there’s been a steeper month-to-month climb was one year ago, when the median price rose 7.4 percent between February and March.

    Condominiums — the only affordable home-buying option for many county residents — remained popular with buyers in March. Prices were up 19 percent last month from a year earlier, to $425,000. Two percent more condos sold last month than in March 2004, for a total of 720. By contrast, sales volume of houses was 1,862, nearly 3 percent lower last month than in March 2004.

    The quickest sales and fastest price appreciation are still occurring in the “entry-level” and mid-market price ranges, said Fred Hibbert of Coldwell Banker in Los Altos.

    “The higher we get in price, the slower the market is,” he said.

    Homes priced at more than $2 million — now considered the “luxury” segment of the market — can take months to sell, in contrast to the days or weeks it typically takes to sell the most affordable homes in the valley.

    For the nine-county Bay Area as a whole, the median price of the resale houses sold topped $600,000 for the first time, rising to $605,000 in March.

    The median price marks the halfway point, meaning half the homes sold for less and half for more. Data measures sales that closed in March, meaning the transactions likely began in February.

    A total of 11,310 new and resale houses and condos changed hands in the Bay Area last month, up about 3 percent from a year earlier.

    DataQuick also reported that the typical monthly mortgage payment taken on by Bay Area buyers in March was $2,566, a new high. In March 2004 the figure was $2,052.

    Rates for 30-year, fixed-rate mortgages fell for the second consecutive week, mortgage financing company Freddie Mac announced Thursday. This week’s average rate slid to 5.91 percent, not including fees known as “points.” In late March, average rates reached 6.04 percent, the highest they had been since July.

    Prices paid for resale houses across the Bay Area were up substantially in March compared to a year earlier. Sales volume increased slightly throughout the Bay Area as a whole, but was down in some counties compared to March 2004.

      집값이 계속 올라서 참 걱정이네요.
      방법이라곤 틈틈히 시간내서 캘리포니아 지역에 옜날처럼 제법 큰 지진이 일어나서 불행한 일이지만 이같은 집가진 분들 수타 죽어서 집값이 많이 떨어지기를 기도하는 수밖에 없군요. 저 혼자 만의 기도로는 아직 별 효과가 없군요.
      다른 분들도 주말에 가족을 위해 기도하는 틈틈히 이런 대승적인 내용으로 기도 좀 해 주시기를.
      그리고 애들 안다치게 집안에 있는 가구들 특히 높은 책장들 벽에 고정시키기를.

      문론 지진같은건 일어나지 말아야 할것이지만 만일을 위한 대비는 해두어서 나쁠건 없을듯…제 등 바로 뒤에 높은 책장들을 보니 상당히 위험해보이네요…ㅎㅎ
