매번 여쭙고 매번 감사하게 도움을 받고 있습니다.

제가 12월 정도에 집을 샀는데요,
처음에는 전혀 모르다가, (한번 눈치챘다가 대수롭지 않게 여겼고 한달정도전에), 오늘 다시 부억 천정에서 물이 새는 걸 발견했습니다.
부억의 찬장사이로 해서 물이 흘러 내리고요, 이제 곰곰히 살펴보니
찬장에 벌어진 틈도 있더라구요. 저희 집 부엌 바로 위는 저희집 bathroom인데요 제가 오늘 샤워한 이후에 일이 벌어졌습니다.

이럴 경우 homeowner insurance 에 claim해야 하는지 아니면
전 집주인에게 claim할 수 있는지, disclosure에는 이런 문제가
전혀 게재되어있지 않았거든요, 그런데 이미 집산지 5개월이나
되었는데 가능할지 모르겠네요.

이런 경우 plummer에게 가야 하나요? 혹은 직접 할 수 있는 방법은
없는지 궁금합니다. 왠지 돈이 많이 깨질거 같은데 ㅠㅠ
걱정이 많이 됩니다. major damage가 아니어야 할텐데.

First, look at your bathroom carefully for any leak. Under the sink, behind the shower faucet etc. If there is a leak, fix it. it will be simple. If it is not a simple leak but something like a crack at the bottom of your bathtub, it will be complex and expensive. If it leaks even when you are not using the bathroom, close the water valve to the house near the water meter as an emergency measure. Read your Homeowner’s Insurance and Home Warranty Plan to see if they cover this type of problem. If this problem existed when you bought the house and you can prove that the previous owner knew about it and yet didn’t disclose it, you could sue them for the repair expense and damage. It is not always easy to prove it.
