안녕하세요.

며칠전 석면 관련 질문을 올린사람입니다.

경험있는 homeowner선배님들의 고견이 도움이 많이 되었습니다.

현재 문제를 seller와 얘기해 walkaway 하려 했으나, 셀러가 밑에 첨부한 오퍼를 하였습니다.

요약하면 검사해주고, 검사해서 나오는 석면은 다 제거해 주겠다는 건데요.

첫번째로, 제거해주는 수준이 어느정도일까요? 믿어도 되는 수준의 제거작업일까요?

두번째로, 셀러가 성실히 제거작업을 이행할지 고민됩니다. (싸구려 컨트랙터) 등등.

정말 하우스가 낡은거 빼고는 위치나 크기나 맘에 들어서 여쭙습니다.

Seller shall hire a licensed inspector, who is holding a EPA Asbestos Inspector License and a Maryland Asbestos License, and conduct asbestos inspection of the House, including but not limited to the items identified in the report as being possible asbestos, and deliver the asbestos survey regarding the inspection result certified by the licensed inspector.

If the above-mentioned asbestos survey characterizes one or more areas as the presence of asbestos containing materials ("ACM"), prior to the Closing of the House, the Seller shall remove the ACM and shall comply with all applicable state and federal requirements related to asbestos abatement, including notice, reporting, and recordkeeping requirements, and shall provide to Buyer copies of all required notices and reports, and records in connection with such abatement work.
