After Home Inspection.

    저번주 오퍼를 해서…계약을 하고 며칠전 Home Inspection을 했습니다.수도에서 녹물이 많이 나오고,수압도 낮고 그리고 지붕 한쪽을 빠른 시일 내에 교체해야 한다는 홈 인스펙터의 Report 내용입니다.다른 Minor 한것도 있었지만…하지만 Owner가 Repair(or credit)을 안 해주겠다고 버팁니다.아직 Escrow closing날자 까지는 2주반정도 남았지만…이럴 경우 어떡해야 하나요.어느 정도 credit을 받아야 하는지요???만약 계약을 파기하면 저에게 어떤 손해가 있는지요??

      Your(buyer’s) agent is THE person to talk to in this situation. Ask the inspector for the estimate for the repair. If neither he nor your agent can give it to you, you could do your own research by going to Home Depot and by asking around. Get it for both parts and labor.

      And I am afraid it’s not honest money it’s earnest money.

      Read the contract.If any problems are found during the home inspection.The purchase agreement would be cancelled within 17 days.
