인스펙션 내용 좀 봐주세요.

    이번에 집을 사려고 하는데요.

    2000년에 지은 집이고 꽤 괜찮은듯해서 사려고 인스펙션을 했는데 약간의 문제들이 나왔네요. 사실 이게 큰 문제인지, 문제점이 많은지 적은지도 잘 모르겠고 해서… 님들의 충고를 좀 듣고자 합니다.

    summary…

    1. EXTERIOR

    – wall cladding flashing and trim(inspected, repair or replace)

    : Vinyl siding above front guest bedroom windows at front of home is damaged. bottom vinyl trim at left corner of home is damaged/cracked/split. Bottom left and right trim/jamb boards at garage of home are deteriorated/moisture damaged. Bottom left and right trim/jamb boards at rear entry door of home are deteriorated damaged. Left trim/jamb boards at rear entry door of home shows eviden ce of wood destroying in sects. recommend licensed general contractor/exterminator/inspect/further evaluate this and any other problems that may be found to determine necessary course of action and/or repairs needed.

    2. Roof coverings(inspected, repair or replace)

    :Split/torn/missing(wind damaged) shingle is not fully protecting the home at roof top, and needs repaired at right side of front porch of home.

    3. plumbing system
    -interior water supply and distribution systems and fixtures

    Toilet is loose at floor in guest bath. Shower head leaks at connection in master bath. Tub spouts need sealant added to prevent water from entering wall cavities at guest and master baths. Spray nozzle is clogged, and needs repaired or replaced on kitchen sink. Recommend having a licensed plumbing contractor repair this and any other problems that may be found.

    4. Operation of GFCI(Ground fault circult interrupters)

    GFCI outlet is damaged, and won’t trip with test plug at right side of stove in kitchen. Recommend a licensed eletrical contractor inspect/further evaluate these and any other problems that may be found as well as to determine necessary corrective measures if any.

    5. Walls

    Sheetrock on walls are damaged, and need repaired at garage and washer/dryer closet. We noted sighs of wood destroying insects on foundation wall in garage. We recommend having a licesed pest control company further evaluate for determining if Wood destroying insects may be active in crawl area, as we are not licensed to do so.

    6. range hood

    Range hood fan/microwave power cord is typically plugged in to a dedicated 20 AMP outlet and is plugged in to outlet on right side of stove in kitchen. You may or may not want to have this further evaluated by a Licensed electrician.

      그집을 사고 싶으시면 1-6번 문제점들을 고치는데 얼마가 드는지 계산해서 주인에게 그만큼 discount해달라고 해보세요..2000년에 지어진 집이 벌써 그렇게 많은 문제를 가지고 있으면 안되는것 아닌가요..

      조금 심각해보입니다.

      제일 먼저 눈이 확 가는건 5번.
      이거 pest control 불러도 어지간히 잡기 힘들고
      잡는다는 보장도 없고요.

      2번 지붕에 물이 스며들면 나무 썩습니다.
      보이는 부분이 작아도 속으로 얼마나곪았을지 모르죠.
      지붕 가는데 돈 꽤 깨집니다.

      3번 plumbing 역시 눈에 안 보이기 때문에
      문제 생겨서 고칠려면
      최악의 경우 벽 다 뜯어내야합니다.

      4번 6번 전기문제
      배선이 벽속으로 깔려있어서나
      plumbing보다는 쉽게 복구할수있을겁니다
      보기보다 심각할수 있습니다.
      재수없으면 집 홀라당 태워버릴수 있습니다.

      제 결론은요…
      “이 집 포기한다” 입니다
      한 20년된집이면 고쳐서 쓰겠습니다.
      하지만 7년된집 이정도면 builder 가 너무 엉성하게 지었거나
      전주인이 관리를 너무 안한거 겠지요.
      이런집 다시 파실때 안팔려서 애 먹습니다.
