    Property Manager responsible for overseeing and managing commercial real estate properties in accordance with the terms of the property’s management agreement and lease as well as providing professional administrative support. Involved in overseeing all aspects of day-to-day operations of the property, including but not limited to: accounting, tenant relations, maintenance and repair, security, and cleaning. Fiduciary responsibility assuring that all income due to owner is collected in a timely manner and that expenses are controlled in line with owner objectives by meeting or exceeding Net Operating Income (NOI) goals.

    Skills, Knowledge, and Personal Characteristics

    1) Specific Duties

    • Provide excellent tenant service. Respond to tenant requests in a timely and courteous manner, generate work orders directed

    to vendors or maintenance staff and maintain records of each. Follow-up with the tenant to ensure satisfactory resolution of

    the issue.

    • ​Ensure that property and tenant lease files are prepared and maintained in orderly and logical manner in accordance

    with company policy.

    • ​Overseeing with administering tenant occupancy including providing the new tenant with an introduction letter

    regarding emergency contacts, insurance requirements, rent collection procedures, and maintenance request procedures.

    • ​Successfully establish the property management plan, preventative maintenance policies and procedures, and

    parking management.

    • ​Coordinate of conditions and developments pertaining to engineering, operations, repairs and maintenance of the building

    as well as tenant issues.

    • ​Ensures that all departments work in accordance with, and in conformity to, all policies and procedures established by both

    the management company and the owner.

    • ​Support TI coordinator during Tenant Improvements.

    • ​Able to create a network of vendors as well as negotiate bids to achieve best possible rates for projects.

    • ​Ensure tenants are following California Department of Public Health medical waste guidelines by coordinating training

    programs with vendors and overseeing proper handling of medical waste bins.

    • ​Maintains property by investigating and resolving tenant complaints

    • ​Adjusting rent be a fixed percentage (3%) each year

    • ​Handling emergency situations

    • ​Handling move outs by inspecting the unit, checking for damages and portion of the security deposit will be returned to

    be tenant.

    ​2) General duties

    • ​​Overseeing in the production of monthly and annual reports.

    • ​​Contractor and vendor coordination.

    • ​​Coordinate tenant move-ins and/or move-outs.

    • ​​Managing tenant satisfaction to ensure a high level of tenant retention.

    Minimum Requirements

    • ​Bachelor’s Degree from four-year College or university with minimum 2-4 years industry experience preferred.

    • ​Strong working knowledge of MS Word, PowerPoint, and Excel.

    • ​Ability to multitask and meet changing deadlines

    • ​Strong communication and administrative skills

    • ​3+ years of direct relevant Commercial Real Estate Property Management experience or similar experiences preferred.

    • ​Bilingual (Korean/English) required.
